The analysis, conducted by the Càtedra Grup Tecnocasa-UPF, indicates that an average family in the Catalan capital would need to increase their net income by 7,405 euros annually to afford the purchase of a property in their own neighborhood. Over the last five years, the number of zones with limited accessibility has grown from 16 to 29.
The calculation is based on a standard mortgage at 80% of the purchase price over 25 years, establishing that the monthly installment should not exceed 30% of the household's net income. Currently, the average mortgage access ratio in the city stands at 115.8%.
The data shows a marked territorial disparity. While areas such as Vallbona, Ciutat Meridiana, Torre Baró, Canyelles, and Guineueta-Verdum maintain accessibility levels, other points record the highest ratios. Among these are Vallvidrera-Tibidabo i les Planes, at 230.7%, and various sectors of the Eixample and the city center, which exceed 190%.
