Former Ecisa Headquarters in San Juan Beach to Become Tourist Accommodation

The Elda-based company Ediesi has acquired the emblematic building to convert it into an apartment complex or a hotel.

The former headquarters of the construction company Ecisa in Playa de San Juan, Alicante, will change its use to become a tourist accommodation complex, a project driven by the Elda-based company Ediesi.

The emblematic building, located at number 139 of Costa Blanca avenue, at the confluence with La Coruña square and Oviedo street, will have a second life thanks to Ediesi's initiative. This company, founded in 2019 by the Soriano brothers and specialized in real estate asset trading, acquired the property over a year ago, after Ecisa put it up for sale in 2022, shortly after its integration into the Urbas Group.
Currently, Ediesi is immersed in the process of transforming this property, which was originally intended for administrative uses. The objective is to adapt it to its new function as accommodation, with the forecast of configuring around 20 units. The initial project includes the remodeling of the old offices, distributed over four floors, to convert them into apartments, with between four and five units per floor.
In addition to the internal reconfiguration, the project includes a partial reform of the facades, maintaining the original roofs, and the renovation of the interior urbanization of the plot. In this area, the construction of two swimming pools is planned to complement the complex. The building has a constructed area of 1,991.60 square meters and a usable area of 1,398.28 square meters, with an average of more than 300 square meters per floor, in addition to an open-plan basement.
The remodeling work is being carried out by the company Sanviproject, from San Vicente del Raspeig, specialized in the construction of residential buildings. It is estimated that the execution and equipping of the building could extend until autumn, so the units will not be available for the first guests until the end of this year.
However, it has not yet been decided whether Ediesi will maintain the apartment proposal or opt to convert the building into a hotel. The company's initial plan predates the license suspension agreement approved by the Alicante City Council in December 2024, which sought urban planning for the sector. This agreement was formalized a year later, in December 2025, through a specific modification of the General Urban Planning Plan (number 52), pending validation by the Generalitat.
This new regulation establishes a limit of 0.187 places per inhabitant in each census district for granting new permits for tourist use housing, apartment blocks, hostels, guesthouses, and 1 and 2-star hotels. For three-star hotels, the limit is 0.82 places per inhabitant, while 4 and 5-star establishments are exempt from restrictions. According to consulted sources, the Playa de San Juan district would not currently exceed these thresholds.
Regardless of the final modality, the building will leave behind its past as an office center. It was built around 1989, first serving as the base for the developer Hansa Urbana and later as Ecisa's main headquarters until the end of 2021, when the construction company moved to the Edificio Azul to gain visibility in the center of Alicante. After the rental option did not materialize, Ecisa opted for the sale, which was finalized with Ediesi between late 2024 and early 2025.
