The Alicante real estate market has undergone significant changes. Although the number of homes acquired by foreigners in Alicante province decreased by 6% last year, the sharp rise in prices allowed the business volume of this activity to reach a new historical high.
This trend emerges from data provided by the València Notarial College, which has launched a new real estate information portal. This portal allows consulting the real prices of sales, offering details down to the postal code.
In 2025, 29,134 home sales were formalized by foreign citizens in the province, which is 1,876 fewer operations than the previous year. Even so, Alicante remains the demarcation with the highest volume of such transactions nationwide, accounting for more than 20% of the total.
From an economic perspective, the decrease in operations was more than offset by the increase in the average price paid by these buyers, which rose from 197,047 euros to 224,192 euros. This means that the business of selling homes to foreigners moved 6.531 million euros in Alicante last year, 421 million more, marking a new absolute record.
Regarding nationalities, the most notable change occurred with the increase in sales by citizens from the Netherlands, who accounted for 3,708 operations, an 11.42% increase. This makes them the primary clients of Alicante real estate agencies. This surge is related to restrictions imposed in their country on the purchase of second homes, diverting capital to foreign destinations.
This ends the reign of the British, who had invariably held this top position for decades. However, since Brexit, their numbers have been decreasing, and last year they only acquired 3,166 properties on the Costa Blanca, an 11.9% decrease. Other nationalities that increased their purchases include Romanians, with a 19% increase in operations (up to 1,012), and Algerians, with a 15.36% increase (with 811 apartments purchased).
