This rise places the region seven tenths above the national average, which stood at 12.2%, according to data from the National Statistics Institute (INE). Compared to the first quarter of the year, the value of Madrid's free housing advanced by 4.2%, also surpassing the national quarterly growth of 3.4%.
The Madrid real estate market shows significant differences between property types. Second-hand housing leads the increases with a year-on-year rise of 14.1% in the second quarter, 1.2 percentage points higher than the national average (+12.9%). Quarterly, the price of used housing in Madrid increased by 4.4%.
On the other hand, new housing shows a more moderate trend. Its price in the Community of Madrid grew by 5.6% from April to June 2026 year-on-year, while the national rate was 7.4%. The quarterly growth for new housing in Madrid was 3%.
In the cumulative period from January to June 2026, the price of free housing in the region has risen by 7.4% compared to the same period in 2025. New and used housing registered increases of 4.8% and 7.8%, respectively.
Nationally, the price of free housing rose by 12.2% year-on-year in the second quarter, marking its lowest rate since the first quarter of 2025 and accumulating 49 consecutive quarters of year-on-year increases. New national housing advanced by 7.4% year-on-year, its most moderate rate since early 2023, and used housing increased by 12.9%.
All autonomous communities and autonomous cities registered positive year-on-year rates. The largest price increases were observed in Ceuta (+15.2%), Asturias (+15%), Castilla y León (+14.8%), and Aragón (+14.6%). The most moderate increases were in Navarra (+9.5%), Basque Country (+10%), Catalonia (+10.1%), and Canary Islands (+11%).
