Rental Price in Barcelona Exceeds 1,160 Euros, Up 4% in One Year

The annual increase in rental prices in the Catalan capital moderates, while in Catalonia the rise is 5%, according to INCASÒL data.

The average rental price in Barcelona stood at 1,160 euros at the beginning of the fourth quarter, registering a 4% increase compared to the previous year, according to INCASÒL data.

This figure represents a moderate increase, especially when compared to the current inflation, which is around 4%. Despite the annual rise, the current price is slightly lower than the 1,193 euros with which 2024 began.
Across Catalonia as a whole, the trend is similar, with a 5% increase over the last year, placing the average price at 884 euros. This figure is higher than that of the fourth quarter of last year, but better than that recorded at the beginning of 2023, when prices were around 868 euros on average.

The difference in trends is notable between areas with strained residential markets, where rental limitations apply, and the rest of the territory. In regulated areas, the average price is 901 euros this quarter, exceeding the 856 euros of a year ago. In contrast, in the rest of the country, the average price drops to 639 euros. In both cases, the increase is approximately 5%.
The report also highlights a positive balance of 1,882 more active habitual rental contracts in Catalonia during the last quarter, of which 80% (1,495) correspond to municipalities declared as strained residential market zones.
Another relevant aspect is the reduction in seasonal contracts. During the fourth quarter of 2025, this type of contract decreased by 1,233 units, marking the first quarter with a reduction in this figure since the beginning of rent containment measures.
