According to updated data from the National Institute of Statistics (INE), the number of loans for home purchases increased by 16.5% compared to February of the previous year. This figure represents the highest registration for a February month in the last 16 years, exceeding 8,500 operations for the first time since 2010, when 8,891 were signed.
The average amount of mortgage loans in Catalonia reached 188,822 euros, a 7.6% increase from last year, setting a record for the second month of the year. This is the second time since 2007 that the average capital lent has exceeded 185,000 euros in a February month. The total value of loans rose to 1,615.6 million euros, a 25.3% increase from February of the previous year.
At the national level, the growth of home mortgages was similar, with 45,563 signings and a 16.3% increase. However, the average amount in Spain was 173,280 euros, an 11% increase, surpassing the Catalan average in terms of percentage growth. Catalonia ranks as the fourth autonomous community with the highest mortgage growth, behind Madrid (36.9%), Castilla-La Mancha (29.5%), and Andalusia (16.5%).
By demarcation, Barcelona registered the most expensive mortgages, with an average amount of 204,480 euros, the highest figure for a February since 2008. In the Girona regions, the average amount was 171,774 euros, with 945 mortgages signed, a 36.7% increase. In Lleida, 379 signings were recorded, the highest figure since 2011, with an average amount of 123,562 euros. In Camp de Tarragona and Terres de l'Ebre, 1,092 loans were counted, an 18.9% increase from the previous year, with an average amount of 138,189 euros, the highest since February 2008.
The average interest rate for mortgages constituted in February was 2.88%, with a term of 25 years. The majority of loans in Spain were at a fixed rate (64.8%), while variable rates accounted for the remaining 35.2%. During the same month, mortgages with changes in banking entities increased by 5.8%, while those that modified conditions decreased by 9.3% year-on-year.
