The Catalan capital continues to be the city with the highest prices for renting a room in Spain, averaging 600 euros per month. This figure remains unchanged from the previous year, despite the implementation of regulation in Catalonia since last January, which aims to limit rental prices.
The objective of the regulation is to prevent the sum of individual room rents in an apartment from exceeding the maximum price established for the entire property. However, controlling this activity proves complex, and the latest Idealista report for the first quarter of the year indicates that prices have not experienced any significant variation. Furthermore, the stock of available rooms in Barcelona has grown by 3% in one year.
The trend of renting rooms has been on the rise in recent years, driven by the arrival of students and digital nomads, as well as the difficulty many citizens face in affording a full apartment rental. Following the limitation of rents in stressed areas in 2024, many landlords opted for seasonal contracts or room rentals, leading to an increase in room supply and a decrease in conventional apartment rentals.
Currently, the real estate portal Idealista lists over 5,300 room advertisements in Barcelona, with prices ranging from 250 to 2,000 euros. In contrast, there are only about 750 long-term apartment rental listings, many of which are specified as seasonal rentals.
Competition for rooms has also increased in the Catalan capital, with 3% more candidates for each listing. At the national level, Barcelona accounts for 12% of the total rooms offered, behind Madrid (22%) and Valencia (13%). The Spanish average stands at 430 euros per month, highlighting the unique nature of the Barcelona market.
