In the second quarter of 2026, the average appraised value of free housing in the Canary Islands stood at €2,279.4 per square meter, representing a 14.2% increase compared to the same period in 2025. Nationally, the annual increase was slightly lower at 12.5%, with an average value of €2,355 per square meter. These figures are from the Housing Appraised Value Statistics, published by the Canary Islands Institute of Statistics (ISTAC).
This statistical operation provides information on the average value per square meter of housing appraised by valuation companies. A distinction is made between free housing, where the price is determined by agreement between seller and buyer, and protected housing, whose access and price are regulated by the administration.
The Canary Islands provinces are among the 9 with the highest appraised value for free housing. The province of Santa Cruz de Tenerife records a higher value (€2,296.6 per square meter) than the province of Las Palmas (€2,263 per square meter).
Nationally, Madrid remains the province with the highest values, averaging €4,089.6 per square meter for free housing. It is followed by Balearic Islands (€3,980.8/m²) and Gipuzkoa (€3,514.6/m²). On the other hand, the provinces with the lowest appraised values are Ciudad Real (€854.2/m²) and Jaén (€912.7/m²).
Regarding protected housing, the average value in the Canary Islands has risen by 3.7% in the last year, standing at €1,231.2 per square meter. This increase has been less pronounced in the archipelago than in the rest of the country, where protected housing increased its value by 5%, reaching €1,247 per square meter.
