Rental Prices in Armilla and Almuñécar Exceed Granada Capital in Q1 2026

The average cost per square meter in Granada's capital and province is nearly equal after a 3.5% increase, with some municipalities matching city center prices.

The housing rental market in the province of Granada is experiencing an upward trend, with municipalities such as Armilla and Almuñécar recording higher per-square-meter prices than the capital during the first quarter of 2026.

Housing prices, for both rent and purchase, continue to rise with no signs of slowing down. In the Granada market, the situation has reached a point where renting in several provincial municipalities now equals or even exceeds the costs in Granada capital, traditionally the most expensive area. Two towns, Almuñécar and Armilla, have already positioned themselves above the capital in terms of prices.
According to the Fotocasa Real Estate Index, the average rental price per square meter in Granada capital reached 10.92 euros in the first three months of 2026, following a 3.8% increase. These values are very similar to the provincial average, which stood at 10.65 euros with a 3.6% rise during the same period. This implies that renting an 80-square-meter home in the capital would cost approximately 873.60 euros per month, while in the province, the cost would be around 852 euros.
The provincial average, which includes 173 municipalities, is now on par with that of the capital due to the presence of numerous towns with very high prices. This indicates that not only the Metropolitan Area, which typically follows the trend of the large city, has high costs, but also other areas like the Costa Tropical, even outside the holiday season.
In this context, Almuñécar and Armilla stand out for their rental prices, which surpass those of the capital. In Almuñécar, the square meter was priced at an average of 11.63 euros in the first quarter, making it the most expensive municipality for renting. Meanwhile, in Armilla, the price reached 11.20 euros. This means an 80-square-meter home would cost 896 euros in Armilla and up to 930.40 euros in Almuñécar.
The demand in Armilla is explained by its proximity to the capital, services such as the Metro and the Nevada Shopping Center, and good road connections. However, the town faces a structural problem of a lack of available land, which depletes housing supply and drives up prices. In Almuñécar, high costs are attributed to the large number of homes designated for tourism and second residences, as well as the presence of foreign residents with higher purchasing power, which reduces opportunities for local residents.
