Rental prices in Almeria rise by 7.5% year-on-year

The province experiences a widespread increase in rental costs, with El Ejido leading the price growth.

The rental market in the Province of Almeria closed 2025 with an average year-on-year increase of 7.5%, driven by growing demand and a limited supply of permanent housing.

According to data from the National Statistics Institute, the province has experienced an upward trend in rental prices, placing it in a notable position within the national landscape, although with values per square meter still lower than those recorded in other Andalusian capitals such as Malaga or Seville.
The breakdown by municipality reveals diverse realities. While in Almeria city and Vera the increase has moderated to 5.4%, El Ejido has recorded a significant jump of 19.8%, reaching an average price of 8.2 euros per square meter. Meanwhile, Roquetas de Mar maintains a solid rise of 6.3%, while Mojacar shows greater price restraint.
A determining factor in the current situation is the rise of holiday rentals. Currently, one in four apartments rented in the province is for tourist use, which reduces the availability of homes for permanent residence. This situation, added to the rigidity of the market, hinders housing access for many citizens.
