The primary use of this buildable area is designated for advanced services, new technologies, research, development, and innovation activities. However, up to 25% of the total surface area may be allocated to tertiary uses and the construction of protected rental housing, with buildings not exceeding nine stories in height.
To ensure sustainable urban development, the traffic and mobility study aims to provide a detailed and justified report on the actual need for both public and private parking spaces. The objective is to determine the necessary parking supply within the scope of the Special Plan, combining regulated surface and underground parking, and implementing measures to guarantee spaces for loading and unloading, for people with reduced mobility, and for electric vehicles.
The report must include a structured citizen participation process, comply with current municipal regulations, and provide an accurate diagnosis of displacement and parking flows in the study area. Companies bidding for the contract must demonstrate extensive experience and a proven track record in urban transport and mobility studies.
