April 2026 marked a turning point for the mortgage market in the province of Almería, interrupting the growth trend observed in preceding months. According to data from the National Statistics Institute (INE), 748 mortgages on properties were formalized, a 32.97% decrease from the 1,116 registered in March.
The volume of capital lent was also affected, falling by 20.79% from 118.06 million euros in March to 93.52 million in April. Despite fewer operations, the average amount per loan saw a notable increase of 18.18%, reaching 125,028 euros per transaction, compared to 105,792 euros in March.
This slowdown in April has balanced the cumulative figures for the first quarter of 2026. During this period, Almería recorded 3,830 mortgages, a figure slightly lower (2.30%) than the 3,920 granted between January and April 2025.
Despite the volatility in the number of contracts, the total value of capital mobilized by banking entities in the province remained firm, nearing 464.14 million euros by April 2026. This represents a slight increase of 0.52% compared to the same period last year, confirming the robustness of Almería's real estate market in terms of value.
