Rent in Gandia and Torrent Rises Over 20% in Just Three Months

Rental prices in Gandia and Torrent have seen an increase of over 20% in the first quarter of 2026, a surge that nearly quadruples the 5.9% average recorded in the Valencian Community during the same period.

The relentless escalation of housing prices continues in the Valencian Community, impacting both purchases and rentals. In towns like Gandia, the price per square meter for renting an apartment reached 12.62 euros by the end of March 2026. This figure represents a 25.9% increase compared to three months prior, according to a report by the real estate portal Fotocasa.
This means the cost has risen by approximately 3 euros per square meter in one quarter. For instance, a 70-square-meter apartment that cost 673 euros to rent in December 2025, three months later increased to 883 euros, an additional 210 euros.
A similar situation is observed in Torrent, where the intermonthly increase is 21.9%, bringing the rental price to 13.96 euros per square meter. Benidorm ranks third in this unfortunate escalation for users, with a 13.6% rise and a price of 18.76 euros by the end of March, making it the highest rental price in the Valencian Community.
Other towns also show significant increases, though below double digits. Sueca, for example, experienced a 9.8% increase, with a cost of 15.49 euros per square meter. These rises far exceed those in València city, where the price per square meter increased by 3.7% in three months, reaching 16.92 euros, the third most expensive after Benidorm and Alboraia's 17.30 euros.
The five most affordable cities for renting in the Valencian Community, which saw an average increase of 5.9% to 14.46 euros, are Borriana (7.26 euros), Elda (8.13 euros), Alcoi (8.15 euros), Vinaròs (8.57 euros), and Castelló de la Plana (9.69 euros).
The Fotocasa report also details decreases in rental prices in some Valencian localities during the first quarter. The most pronounced occurred in Altea, with a 10.6% drop, setting the rental cost at 13.76 euros per square meter. Calp saw a 7.2% decrease (13.01 euros), while Alboraia experienced a 4.9% fall. However, both Alboraia and Oliva (with a 1.1% decrease) show positive year-on-year trends, with increases of 22.7% and 8.9% respectively.
Across Spain, the highest interquarterly increase occurred in Cantabria, with an 11.1% rise and a price of 13.33 euros per square meter. The national average, at 14.78 euros, saw a 4% increase. The Valencian Community's 5.9% is the fourth highest, after Cantabria, Aragon's 6.9%, and Madrid's 6.7%, which has the highest cost at 21.69 euros per square meter.
