A recent report by a leading real estate agency specializing in the elite sector reveals that the Marina Alta coast is one of the main attractions for foreign demand for homes. This study highlights a two-speed reality in the region, where the native coastal population is forced to seek housing inland due to the high cost.
The analysis emphasizes that the combination of high international demand and limited supply are the key factors driving the current residential cycle on the Alicante coast. European buyers with high purchasing power concentrate operations, consolidating this geographical area as their preferred destination for long stays or second homes.
The report's data confirm that this trend continues to increase. In the exclusive axis formed by Moraira, Benissa, and Calp, and including Altea (in the Marina Baixa), the market maintains average prices above 3,500 euros per square meter. In some areas of Calp, prices can reach up to 6,500 euros per square meter.
One of the most significant facts is that 84% of homes in this area are acquired by international buyers, especially Central Europeans. This shapes a market profile oriented towards foreign investment and long-term residency. In towns like Dénia and Xàbia, between 70% and 80% of clients are also non-Spanish, and a price increase of nearly 29% has been recorded, with an average value of 3,388 euros per square meter.
