Average Price of Villas in Xàbia Exceeds 1.4 Million Euros

The cost per square meter in the Marina Alta town has increased by 13.3% in the last year, making it the highest in the Valencian Community.

The average price of villas in Xàbia has surpassed 1.4 million euros, with a 13.3% increase in the cost per square meter over the last year, positioning it as the highest in the Valencian Community.

Housing in Xàbia has experienced a significant surge, with the average price per square meter reaching 3,436 euros. This figure places it as the locality with the highest cost in the Valencian Community, surpassing other municipalities such as Benidorm (3,081 euros/m²), Calp (3,042 euros/m²), València (2,791 euros/m²), and Dénia (2,676 euros/m²).
Expert Luis Alberto Fabra Garcés, director of the Real Estate Market Chair, points out that the price increase is the final consequence of other factors such as sales, employment, and savings. He warns that the gap between rising prices and wages generates greater exclusion of the population from the housing market.

"The price arrives late to the party. The price is the grand finale. This increase is not unsustainable and is already above the real estate bubble. The greater the difference between this price increase and wages, the more expulsion is generated. This gap is very worrying."

New housing in Xàbia is practically unattainable, and the average price of villas has climbed to 1,442,591 euros. In areas such as Balcón al Mar, el Tossalet, and Cap Martí, where luxury villas abound, the square meter exceeds 4,300 euros. Demand for homes with terraces, gardens, and more square meters has increased since the COVID-19 pandemic lockdown.
The reduction in housing supply in Xàbia, which has dropped from 2,200 to 1,300 on real estate portals in 2024, coupled with constant demand, has contributed to this price surge. The locality attracts many foreign buyers, with the Dutch being the most numerous, surpassing the British. Teleworking and the digital nomad concept have driven the purchase of homes for permanent residence.
Local companies like Eurojavea, managed by Stephan Fremeijer, collaborate with experts to analyze the market. The Adelante Homes, another company, promotes the renovation of homes with eco-climatic criteria and support for local craftsmanship, as demonstrated in the renovation of villa Buganvilla in Cuesta de San Antoni.
