Alicante's Real Estate Market Sees Sales Decline, But Prices Continue to Rise

Alicante province experienced a 7% decrease in property sales transactions at the beginning of 2026, although demand remains active and prices continue to climb.

Following a 2025 with a high volume of transactions, the Alicante real estate sector is observing a slight slowdown. However, experts believe the situation is not alarming, as housing demand persists, particularly from foreign buyers.

One of the main challenges facing the market is the scarcity of available housing. This lack of supply, combined with constant demand, leads to a reduction in the number of transactions and an increase in the average property price. In this regard, a real estate consultant points out that demand continues to rise, but the lack of available properties is a key factor.
The pressure from foreign buyers is a decisive element in price evolution. 43% of buyers in Alicante province are foreigners, with higher purchasing power than local residents. This trend makes housing access difficult for the native population and generates upward pressure on prices, especially in coastal areas like Jávea or Dénia, where prices have grown by 29%.
In La Marina, 84% of luxury home buyers are foreigners, consolidating the area as a real estate attraction hub in the Mediterranean. Alicante province is the third in Spain for real estate transactions, only behind Madrid and Barcelona.
Given this situation, the Council of Ministers has approved a new State Housing Plan for the next four years, with an allocation of 7 billion euros. This plan aims to increase public housing construction, protect it from speculation, and offer aid for youth emancipation, for both purchase and rental.
