The province remains ahead of other territories with a strong foreign presence, such as Málaga (32.8%), Santa Cruz de Tenerife (30.04%), and the Balearic Islands (29.86%).
Alicante's leadership is not a one-off phenomenon but has been consolidated over time, with historical data reflecting a sustained trend. The report emphasizes that the territory's appeal transcends economic cycles, responding to structural factors such as climate, international connectivity, and the consolidation of resident foreign communities.
In the regional context, the Valencian Community also holds a prominent position, being the second autonomous community with the highest proportion of international demand, with 27.65% of sales made by foreigners, only behind the Balearic Islands.
The strong international demand translates into high activity levels. Alicante recorded a total of 53,385 home sales in 2025, making it the third Spanish province in absolute volume, behind Madrid and Barcelona. Furthermore, it reached 25.86 sales per thousand inhabitants, the highest level in the country, underscoring the dynamism of its market.
One of the most visible effects of this strong demand is the increase in prices. In 2025, the average home price in Alicante was 2,074 euros per square meter, with an annual growth of 11.7%, exceeding the national increase (9.5%). This rise occurs in both new (2,682 euros/m²) and used housing (1,932 euros/m²), driven by competition between national and foreign buyers.
