According to the Fotocasa Real Estate Index, this monthly increase was 1.1%, solidifying an upward trend that places the value of an 80-square-meter apartment in the region at approximately 434,330 euros. In just twelve months, the cost of this type of property has seen a rise of 64,450 euros.

This analysis highlights that the real estate market shows no signs of slowing down, making housing access particularly challenging for many families in the capital and its surrounding areas. Price increases were observed in 90% of the 31 municipalities analyzed.
The largest year-on-year increases were recorded in Humanes de Madrid (43.3%), Mejorada del Campo (40.1%), San Fernando de Henares (35.4%), and Guadarrama (33.1%). Madrid capital leads the municipal list with 6,694 euros per square meter, followed by Pozuelo de Alarcón (5,589 euros), Boadilla del Monte (5,116 euros), Las Rozas de Madrid (5,104 euros), Majadahonda (5,085 euros), and Alcobendas (4,118 euros).
In contrast, the most affordable municipalities include Ciempozuelos (2,015 euros per square meter), San Martín de la Vega (2,123 euros), Aranjuez (2,263 euros), and Parla (2,309 euros). Within the capital, all districts experienced year-on-year increases, with Villa de Vallecas (30.4%), Villaverde (29.6%), Usera (26.1%), and Carabanchel (22.7%) showing the most significant rises. The most expensive districts remain Salamanca (10,893 euros per square meter), Chamberí (9,428 euros), Retiro (8,756 euros), and Chamartín (8,230 euros), while Villaverde, Puente de Vallecas, and Usera are at the opposite end of the spectrum.
