Rent in the Community of Madrid Reaches Historic High of 21.69 Euros/m²

The Madrid region leads rental prices in Spain, driven by a lack of supply and increasing demand.

The Community of Madrid has set a new record in rental prices, reaching 21.69 euros per square meter per month during the first quarter of 2026, solidifying its position as the most expensive region in Spain.

This increase represents a 6.7% rise from the previous quarter and is 4% higher than in March 2025, according to data from the Fotocasa index. This figure marks the highest price ever recorded in the national rental market.
The gap between Madrid and other autonomous communities with high prices is widening. While the Balearic Islands stand at 19.50 euros per square meter and the Basque Country at 17.68 euros, regions such as the Canary Islands, the Valencian Community, and Cantabria remain significantly lower.

The quarterly increase positions the Community of Madrid as the third highest in the country, only surpassed by Cantabria (11.1%) and Aragon (6.9%). This phenomenon is not new, as Fotocasa has documented historic highs in seven of the last ten first quarters in the capital.
The pressure on the Madrid market is attributed to an insufficient housing supply that fails to meet a growing and constant demand. This situation has made access to rental housing one of the main challenges for residents in the region, with an upward trend that has persisted uncorrected for years.
