The acquisition of a home in Alcorcón has become more expensive, confirming the persistent upward trend that characterizes the real estate market both locally and nationally in recent years. This situation positions the municipality as one of the cities with the highest housing access tension in the south of the Community of Madrid.
According to the latest data from Idealista, the average price per square meter in Alcorcón stood at 3,355 euros during April 2026. This figure represents an increase of 2.9% compared to March and 6.2% compared to January of the same year. However, the most striking data is the year-on-year increase, which shows an 18.9% rise in housing prices in just twelve months, reflecting the market's dynamism in the city.
Currently, the average price per square meter in Alcorcón surpasses that of other nearby towns such as Getafe (3,221 €/m²), Leganés (3,153 €/m²), Móstoles (2,919 €/m²), and Fuenlabrada (2,827 €/m²). This leading position in price rankings is not new for residents, as the municipality frequently occupies the top spots in these comparisons.
