This decrease represents the second-largest drop recorded in the region's historical series. Nationally, Catalonia leads the declines with 16.3%.
Despite the general downward trend, six of the eleven municipalities analyzed have seen their rental prices increase compared to the previous year. Fuenlabrada (8.5%) and Móstoles (5.3%) lead these increases, followed by Alcorcón (3.8%), San Sebastián de los Reyes (3.5%), La Moraleja (1.5%), and Las Rozas de Madrid (0.1%).
Conversely, the largest year-on-year decreases are observed in Alcalá de Henares (-55.0%), Getafe (-11.2%), Madrid capital (-10.7%), Leganés (-8.5%), and Pozuelo de Alarcón (-5.7%).
Regarding prices per square meter in July, La Moraleja is the most expensive municipality at 21.66 euros/m², followed by San Sebastián de los Reyes (20.65 euros/m²) and Madrid capital (19.95 euros/m²). At the opposite end, Móstoles has the most affordable rents at 15.38 euros/m², followed by Tres Cantos (14.70 euros/m²) and Colmenar Viejo (14.00 euros/m²).
Nationally, Madrid ranks as the autonomous community with the most expensive rents in Spain, at 19.27 euros/m² per month, ahead of Balearic Islands (19.07 euros/m²) and Catalonia (17.08 euros/m²).
