Throughout 2025, Castellón registered a total of 14,384 housing purchase and sale operations, establishing itself as one of the leading provinces in Spain for home acquisitions per thousand inhabitants, with a share of 22.61%. This figure is eight points above the national average of 14.27%, according to data from the 2025 Real Estate Yearbook by the College of Registrars of Spain.
However, the upward trend showed a shift in the fourth quarter of the year, with a 10.5% decrease in sales compared to the previous three months. This contraction was particularly noticeable in new housing, which fell by 25% during this period, while used housing transactions decreased by 7%.
The balance shows the significant growth in housing sales recorded in 2025 in both Castellón and the Valencian Community and Spain as a whole, spurred by low interest rates and increased demand.
Used housing was the main driver of the market, with 11,782 operations and a 15% increase, while new homes experienced a slight decrease of 1.5%, with 2,602 transactions. At the regional level, the Valencian Community recorded 108,608 transactions, an increase of almost 5% compared to the previous year, positioning it as the third community with the most operations, only surpassed by Andalusia and Catalonia.
Regarding prices, the average value per square meter in Castellón reached 1,281 euros in 2025, a 4% increase from 2024. Used housing prices rose by over 10% to 1,288 euros, while new housing prices dropped by 13%. Interestingly, in the last quarter, the price of newly built housing soared by 41%, reaching 1,657 euros. Mortgages also saw growth, with 7,965 operations in Castellón, contributing to the 21.13% increase in the Valencian Community.
