The rental market in the province of Girona has reversed the downward trend of the past twelve months. Official data for the first quarter of 2026 indicate a 9.5% increase in signed rental contracts, rising from 2,865 to 3,138. This growth positions the province as the second highest in Catalonia, surpassed only by Tarragona, and nearly eight times higher than the Catalan average (1.2%).
In contrast to Girona, Barcelona (-0.6%) and Lleida (-7.3%) show stagnation or a loss of contracts. The College of Real Estate Agents of Girona, based on Incasol data, anticipates a possible shift in the real estate cycle, although it urges caution as current volumes are still below 2023 and 2024 figures.
Analysis by API across 35 municipalities reveals a widespread increase. The regions of Gironès (+17.2%) and Selva (+16.8%) lead the growth, followed by Alt Empordà (+13.2%) and Baix Empordà (+9.3%). Garrotxa and Pla de l'Estany also show more moderate growth.
The city of Girona has seen a significant 24.1% increase, from 535 to 664 contracts. On the coast, Lloret de Mar stands out with a 69.8% rise. Other municipalities such as Sant Feliu de Guíxols, Roses, and Torroella de Montgrí also report notable increases, while Figueres grows by 14.1%.
Regarding prices, there is no clear territorial pattern. Sixteen municipalities see prices rise, while eighteen maintain or reduce them. Puigcerdà presents a unique situation with a drop in contracts and a 21.1% price increase. Ripoll and Arbúcies also record price increases.
Conversely, municipalities like Castell d'Aro, Platja d'Aro, s'Agaró, and Santa Coloma de Farners see prices fall by 10.9%. In the city of Girona, despite the increase in contracts, the average price drops by 4% to 794.29 euros.
Seasonal rentals, which have experienced a sharp contraction in Catalonia, are falling in the province of Girona by 11.9%, a figure much lower than the Catalan average (-32.7%).
