Girona Rents Drop 3.9%, Rental Contracts Increase

The Chamber of Property detects a rise in contracts in Girona and the coast, while Figueres and Olot show mixed trends.

The Chamber of Urban Property of Girona reports a 24% increase in rental contracts in the city and a 3.9% drop in prices during the first quarter of 2026.

The Chamber of Urban Property of Girona has published its Q1 2026 report on the rental market, highlighting a change in trend with an increase in contracts after years of continuous declines. All analyzed towns have registered year-on-year increases. In Girona, contracts grew by 24%, in Figueres and the coast by 14%, and in Olot by 4%.
The study also indicates a general decrease in rental prices in Girona's municipalities during this first quarter, with Figueres being the only exception. The city of Girona has seen prices settle at 794.29 euros, 3.90% less than the previous year. On the coast, the decrease was 4.06%, with an average price of 720.87 euros.
In Figueres, the average price has slightly risen to 587.86 euros, shortly after the Government excluded the city from tense market zones, removing the price cap. In Olot, prices remain stagnant with a slight increase of 0.65%.
The Chamber of Urban Property insists that price regulation is not the primary solution to the housing access problem, arguing that the lack of supply is the determining factor. They emphasize that regulation, along with other measures such as the difficulty in recovering housing in eviction processes or policies against squatting, are counterproductive.
The report also includes an analysis of the relationship between rental prices and economic indicators such as Gross Disposable Household Income, gross salary, and the CPI. Data from 2020-2025 suggest that the rental increase has been similar to the CPI, reinforcing the idea that the lack of supply is the central issue.
