According to data released by the appraisal firm Tinsa, this increase positions the university city as the municipality in the province of Santa Cruz de Tenerife with the highest rise in property values. Despite this trend, prices in the town remain 8% below those recorded in the provincial capital.
The upward trend is not limited to Tenerife. In the eastern province, Telde, in Gran Canaria, has recorded an 11.3% increase in housing prices, setting its value at 1,534 euros per square meter. Experts note that the price gap between commuter towns and capitals is narrowing rapidly due to a lack of supply.
Nationally, the situation reflects growing pressure on property access. More than half of the municipalities analyzed in Spain show increases exceeding 10%. Furthermore, in 67% of the localities studied, the financial effort required to acquire a home exceeds 35% of net family income, surpassing the threshold considered reasonable by analysts.
