A recent study, conducted by a well-known real estate portal, reveals that Seville is among the ten municipalities with the greatest imbalance between housing demand and supply during the first quarter of 2026. The average price per square meter in the city reached 2,804 euros in April, representing a 0.5% increase from the previous month and 7.4% over the past year.
In central areas such as Triana or Los Remedios, prices are even higher, while in neighborhoods like San Pablo, San Jerónimo, or Pino Montano, growth exceeds 20% compared to last year. The city ranks as the ninth with the highest real estate demand, with an average housing price of 278,428 euros.

Other Andalusian localities also show significant market pressure. Dos Hermanas is among the 30 most sought-after cities, with an average price of 208,300 euros. The province of Málaga stands out for having several high-pressure locations, including Torremolinos, Benalmádena, and Marbella, the latter being one of the most expensive in the country. The province of Cádiz also features strained municipalities such as El Puerto de Santa María and Chiclana.
The report considered municipalities with over 1,300 listings between January and March of 2026. Currently, the Sevillian capital has 3,476 homes for sale, reflecting the intense market activity.
