Sellers who have decided to lower the price of their homes in Huelva are the ones who have applied the largest discounts across Spain. A study by Idealista places the capital of Huelva, along with Lleida, as the city where sellers make the biggest proportional adjustment to their initial property prices.
Specifically, homeowners in Huelva reduced the selling price of their homes by an average of 9% compared to the initial listing price, two percentage points above the national average of 7%. The report analyzes listings that experienced at least one price reduction during the first quarter of the year.
Nationally, 14% of properties listed on Idealista reduced their price, with an average discount of 29,390 euros. Following Huelva and Lleida, the largest percentage reductions are observed in Almería and Murcia, with average discounts of 8%. In contrast, major markets such as Madrid, Barcelona, Málaga, Sevilla, Valencia, Alicante, Palma, or San Sebastián recorded 6% reductions, while Bilbao had the smallest adjustment at 5%.
Although Huelva leads in percentage terms, the largest absolute value reductions occur in markets with more expensive homes. In the Huelvan capital, the average reduction is 15,532 euros. Palma leads this classification with an average reduction of 70,950 euros, followed by Madrid (45,156 euros), San Sebastián (39,311 euros), and Barcelona (37,048 euros).
At the opposite end, Jaén, Zamora, and Cuenca show average reductions barely exceeding 10,700 euros. The study also reveals that only 14% of listings nationwide reduced their initial price.
Barcelona and Teruel were the cities with the most sellers applying this strategy (21%), followed by Madrid (20%) and Alicante and Segovia (19%). In Huelva, this percentage was 13%. Conversely, Ourense, Huesca, and Jaén showed the lowest percentages, with only 9% to 10% of owners adjusting prices.
Idealista highlights that, despite market differences, most Spanish cities concentrate their reductions between 5% and 7%, indicating a homogeneous adjustment strategy among sellers.
