Guadacorte Increases Social Housing by 20% in Los Barrios Due to Junta Decree
Developer Guadacorte SA will apply regional regulations to add 55 protected homes to its Los Altos de Guadacorte project, totaling 331 units.

Developer Guadacorte SA has announced a 20% increase in social housing (VPO) for its Los Altos de Guadacorte project in Los Barrios, leveraging a decree from the Junta de Andalucía.
This increase, which raises the number of VPO units from 276 to 331, is part of an emergency decree law approved by the Junta de Andalucía in 2025. This regulation allows for an increase of up to 20% in density and buildability on plots designated for social housing.

The Los Altos de Guadacorte project, spanning nearly 30 hectares, includes a total of 510 market-rate homes and the aforementioned 331 VPO units. Additionally, the urban development will feature a private international school and residential facilities for seniors with services. The company plans to invest over 180 million euros, with the first phases expected to be delivered by 2028.
Construction is scheduled to begin in early 2027, with a phased development approach. The mayor of Los Barrios, Miguel Alconchel, has expressed his satisfaction with the initiative, highlighting the transformation it will bring to the municipality.

The direct investment of 180 million euros is expected to generate approximately 1,500 direct and indirect jobs during the urbanization and construction phases. Once completed, the developer estimates the consolidation of about 200 jobs linked to the new educational, commercial, and assistance facilities, with an overall economic impact estimated at 450 million euros.
