The 'flex living' model, which ranges from branded residences to tourist homes, has shown an average annual growth of 40% since 2009, with the only interruption being the pandemic. This hybrid model, combining residential offerings with hotel services, has rapidly professionalized, attracting institutional investment and major hotel chains.
Andalucía has positioned itself as the European leader in flexible accommodation, surpassing destinations like the French Riviera and Croatia. This leadership is attributed to Spain's tourism stability, its comprehensive leisure, culture, and gastronomy offerings, and the competitiveness of the Costa del Sol in residential tourism and branded residences.
“"Flexible accommodation in entire buildings does not compete with residential housing because it operates on tertiary land, not residential land. On the contrary, we are giving use to assets that would otherwise be underutilized."
Although investment in medium-stay accommodation in Andalucía is lower than in Madrid, growth is observed in cities like Málaga and Seville, especially in projects focused on remote workers and corporate profiles. The Costa del Sol accounts for 50% of branded residence projects in Spain, attracting luxury chains that see the region as a trusted destination for high-value clients.
The sector seeks legal certainty and a clear regulatory framework to boost its development. Although the planned tourism law in Andalucía has been stalled, there is confidence that a framework will be established, allowing the region to maintain its leadership in flexible accommodation.
