Environmental Approval for Sportech Project in El Puerto de Santa María

The Territorial Delegation of Environment of the Junta de Andalucía has issued a favorable report for the reclassification of the Vega de los Pérez lands in El Puerto de Santa María, a crucial step for the development of the Sportech project.

This change will allow the land, currently classified as special agricultural protection, to become common rustic land. This modification will be carried out through a specific amendment to the General Urban Planning Plan (PGOU), a process already being managed by the El Puerto de Santa María City Council, as confirmed by the regional administration.
Once the PGOU is modified, the Portuense City Council will need to approve a partial plan for the specific zoning of these lands. Concurrently, the promoting company has initiated procedures for Sportech to be declared a project of strategic interest, which would significantly accelerate its implementation.
This news comes shortly after the ordinary plenary session on Friday, April 10, where a VOX appeal against the agreement between the El Puerto de Santa María City Council and Sport City Cádiz, a subsidiary of Cádiz CF, was rejected. This agreement is a preparatory step for the project's development.

"This agreement is preparatory in nature, and we are not dealing with an urban planning instrument that currently allows the execution of any project. It allows progress in the planning of a strategic action for the city. It fully complies with the current legal framework, without omitting state or regional regulations. On the contrary, the file contains a detailed analysis of both, which supports the validity of the entire procedure carried out so far. The establishment of a monitoring and control commission is foreseen, which will supervise compliance with the commitments, ensuring legality and general interest with the technical and legal reports contained in the file."

Councillor Jesús Garay, representing the local Government and in the absence of Urban Planning Councillor Danuxia Enciso, emphasized that the project has favorable legal reports at state, regional, and municipal levels. The Sportech project, to be located in Vega de los Pérez, involves an investment of approximately 120 million euros and will include a multi-purpose stadium for 40,000 spectators, commercial areas, and other urban developments.
