Rental prices in Malaga province record historic rise over the last decade

The province of Malaga has experienced a sustained increase in rental costs over the last ten years, positioning itself as one of the areas with the highest upward pressure in all of Spain.

According to data published by the National Statistics Institute (INE), the municipality of Alhaurín el Grande leads the increase in the Andalusian region, with a rise of over 38% since 2015. This phenomenon is not isolated, as other towns in the metropolitan area and the Guadalhorce Valley, such as Cártama, Álora, and Coín, also show increases that approach or exceed the provincial average of 30%.
The statistics, based on tax returns from the Tax Agency, offer a detailed view of the market reality. While the Andalusian average increase stands at 23%, the Malaga province stands out with 30%, being surpassed at the national level only by the province of Valencia.
In the capital, districts such as Ciudad Jardín and Palma-Palmilla have recorded the largest spikes. Furthermore, the analysis distinguishes between existing contracts, which have risen by 26%, and new contracts, which show upward pressure of 46%, reflecting the complexity of housing access in the area.
