Benahavís leads foreign demand for most expensive homes in Spain

The Malaga town is part of the 'Golden Triangle' on the Costa del Sol, alongside Marbella and Estepona, attracting buyers for properties worth millions.

The Malaga town of Benahavís has become the epicenter of foreign demand for high-end homes in Spain, with interest concentrated on properties ranging from 5 to 20 million euros.

According to a study by the Idealista portal, 40% of foreign demand in Benahavís focuses on properties priced between 5 and 10 million euros. This figure is significantly higher than in other locations, where the majority range is between 3 and 5 million. Furthermore, over a quarter of foreign buyers (27%) are interested in properties between 10 and 20 million euros in this municipality.
Benahavís is part of the so-called 'Golden Triangle' of the Costa del Sol, along with Marbella and Estepona. Together, these three towns offer approximately 5,000 properties priced above 3 million euros. Marbella, for its part, concentrates 52% of foreign demand in the 3 to 5 million euro bracket, with 17% seeking properties between 10 and 20 million.
The report highlights that Andalusia hosts three of the five preferred markets for foreign buyers of exclusive homes: Marbella (first position), Benahavís (second), and Estepona (fifth). Madrid ranks third, and Calvià fourth. In coastal areas, foreign demand for ultra-luxury properties is particularly high.
In terms of foreign demand percentage, Calvià leads with 48.8%, followed by Estepona (42.8%), Benahavís (42.6%), and Marbella (41.5%), far exceeding the national average. In Madrid, premium foreign demand stands at 10.7%, with a slight annual increase.
American, British, and German citizens have been the main buyers of homes in Spain for years. In Benahavís, Germans lead the ultra-luxury searches, followed by Britons and Swedes. In Marbella, North Americans top the list, followed by Britons and Germans. In Estepona, Britons are first, with Dutch and Germans in second and third place, respectively.
In the analyzed coastal destinations, foreign buyers prefer villas, seeking large spaces, green areas, outdoor amenities, and privacy. In contrast, in Madrid, the preferred property type is an apartment, particularly in the Salamanca district.
