Almería, the only Andalusian province where rental prices are falling

The province of Almería has recorded an unusual 0.3% drop in rental prices over the past year, becoming the only Andalusian province to experience this decline.

The rental real estate market in Almería has surprised by breaking the generalized upward trend in Andalusia. According to Fotocasa's May Real Estate Index data, the province of Almería is the only one in the autonomous community that has seen its prices decrease year-on-year, with a slight drop of -0.3%.
This decrease places the average price per square meter in Almería at 9.54 euros per month. With this figure, the province consolidates itself as the third with the most affordable rentals in Andalusia, only surpassed by Córdoba and Jaén. This resistance against the general price increase in the region makes it an attractive destination for students and workers seeking alternatives to the more strained markets.
In contrast, the rest of Andalusia has experienced an increase. The average price of rental housing in the community has risen by 0.2% monthly and 6.4% year-on-year, reaching 12.38 euros/m² per month. Despite this increase, experts point to a slowdown, as Andalusian rents have gone eight months without double-digit increases, reflecting the saturation of tenants' payment capacity.
Fotocasa warns that this slowdown does not imply a real price drop, given the persistent insufficiency of supply versus high demand. The provinces of Seville (10.2%) and Huelva (9.7%) lead the year-on-year increases, followed by Jaén (8.6%) and Cádiz (8.4%). Málaga remains the most expensive province with 16.53 euros/m², followed by Seville (13.75 euros/m²) and Cádiz (12.55 euros/m²).
