Housing Prices in Alcorcón Reach New Historic High

Property purchase costs in the Madrid town see a significant increase, while rental prices offer a slight reprieve.

The real estate market in Alcorcón has set a new record for housing purchase prices during the first quarter of 2026, reaching 3,259 euros per square meter, according to data from Idealista.

The latest data from the real estate portal Idealista reveals that the cost of acquiring a home in Alcorcón has seen a significant increase. The average price per square meter has reached 3,259 euros, representing a 0.9% rise compared to February and a 4.1% increase from December 2025. The year-on-year surge is even more pronounced, with an 18.8% increase in just one year.
Despite a slight 2.5% decrease in the last month, the Prado Santo Domingo area remains the most expensive in the municipality, with a price of 3,536 €/m², showing a 0.5% increase in the last quarter.
In contrast to the purchase market, rental prices in Alcorcón have offered a small relief to tenants. The average price has settled at 14.2 €/m², which is a 2.3% decrease over the last month and a 1.5% drop since December 2025. Nevertheless, rental costs are still 8% higher than a year ago.
Among the cities in the south of the Community of Madrid, Alcorcón leads in housing purchase prices. However, in the rental market, it has been surpassed by Leganés and Getafe. Prices in the southern belt are as follows: Móstoles (13.8 €/m² for rent and 2,924 €/m² for purchase), Fuenlabrada (13.1 €/m² and 2,810 €/m²), Getafe (14.4 €/m² and 3,162 €/m²), and Leganés (14.6 €/m² and 3,120 €/m²).
