More than half of the homes purchased in the province of Alicante are paid for in cash, a figure closely linked to the increase in luxury home purchases by Northern European buyers.

This trend, which has shown high resilience against rising interest rates, has grown continuously since 2018. Buyers, mainly high-net-worth Northern Europeans, seek properties for their own enjoyment, with sea views and privacy being key priorities.

"What this type of profile seeks most are properties for their own enjoyment. They want sea views, and privacy is also a very important issue."

The real estate sector notes that many of these individuals are still of working age but work remotely. This phenomenon has a particular impact on the southern regions of the province. The city of Alicante, for example, currently has over 500 luxury homes for sale, priced above one million euros.
The most expensive property available here is a villa with a golf course on the outskirts, valued at fifteen million euros. The Marina Alta is the region where price increases have been most notable, with 2,007 homes for sale above one million euros in Xàbia alone.
Alicante is the third province where luxury home prices have risen the most, demonstrating a market dynamic where millions of euros are transacted without the need for external financing.
