Alicante and Castellón Lead Housing Sales in Spain per Inhabitant in 2025

The provinces of Alicante and Castellón concluded 2025 as the first in Spain for housing sales per population, with 25.86 and 22.61 operations per thousand inhabitants respectively.

The Valencian Community has stood out in the real estate market during 2025, with its three provinces surpassing the national average in sales activity. While Alicante and Castellón hold the top two positions nationwide in per capita operations, Valencia is ranked twenty-fourth with 14.63 transactions per thousand inhabitants.
In absolute terms, the Valencian Community is consolidated as the third autonomous community with the most housing sales, registering a total of 108,608 operations during 2025. This figure represents an increase of nearly 5% compared to the previous year, demonstrating the sector's dynamism.
A significant shift has occurred in foreign demand, where the Netherlands has for the first time surpassed the United Kingdom as the main country buying homes in the Valencian Community, breaking the traditional British hegemony. Following these, Belgium, Poland, Ukraine, and Germany are positioned, in a context where international demand doubles the national average.
Regarding prices, the average value per square meter has experienced an increase of 10.6%, reaching 1,813 euros/m², which positions it as the ninth highest in Spain, although it is still 470 euros below the national average. The average price per home has been set at 171,761 euros, with an increase of 9.4%, making it the tenth highest in the country.
Finally, the Valencian Community registered 60,126 mortgages in 2025, occupying the fourth national position after Andalusia, Catalonia, and Madrid. This data represents a 21.13% increase compared to the previous year, highlighting the vitality of the regional real estate market.
