Real Estate Bubble Returns to Baix Llobregat Amid Record Sales and Housing Shortage

The region and L'Hospitalet recorded 3,262 sales in the third quarter of 2025, reaching demand levels not seen since 2007.

The real estate market in Baix Llobregat and L'Hospitalet registered 3,262 sales operations during the third quarter of 2025, placing the sector at demand levels similar to those before the 2007 bubble burst.

According to the latest Economic Situation Report by the Fórum Empresarial del Llobregat, published on Monday, February 9, 2026, the 3,262 sales transactions closed between July and September 2025 represent a year-on-year increase of 3.7%. This data confirms the strength of demand and has raised alarms about the "chronic housing deficit affecting the territory," according to the report.
The lack of supply is exacerbated by demographic growth. Over the last five years, the population has grown by 45,000 people, requiring the construction of approximately 15,000 new homes. However, only 18,500 homes have been built in the last decade, barely half of what is needed, leading to generalized price increases and the displacement of young residents.

"As long as the penal and civil system allows a property to take years to recover after an illegal occupation, the incentive to rent disappears, and this affects the entire chain: prices, mobility, and housing availability."

The sales map shows significant inequality. L’Hospitalet de Llobregat led the absolute increase with 102 new operations, followed by Cornellà (+77) and Viladecans (+74). In percentage terms, growth was spectacular in smaller municipalities such as Sant Esteve Sesrovires (115% increase), La Palma de Cervelló (75%), and Castellví de Rosanes (50%).
