The cost of urban land in the Canary Islands has registered a notable rise in the first quarter of the year. The average price per square meter has climbed to 281.2 euros, representing a 13.7% increase compared to the previous period.
This surge has not been uniform across the archipelago. The province of Las Palmas has led the price hike, with a quarterly increase of 30.4%, reaching an average price of 327.3 euros per square meter. Conversely, the province of Santa Cruz de Tenerife has seen a decrease of 5.6%, with its price settling at 234.7 euros per square meter.
When compared to the same quarter of the previous year (2025), urban land in the Canary Islands has become 8.9% more expensive. The year-on-year trend also shows disparities: in Las Palmas, the price has dropped by 1.3%, while in Santa Cruz de Tenerife, it has increased by a significant 26%.
In Canary Islands cities with over 50,000 inhabitants, the average price per square meter of urban land stood at 321 euros. This figure represents a 6.3% increase compared to the last quarter of 2025, although it remains 10.5% below the figure recorded a year earlier.
The provincial difference is more pronounced in larger municipalities. In cities with over 50,000 inhabitants in the province of Las Palmas, the average price reached 400.2 euros per square meter. In those of Santa Cruz de Tenerife, the average was 232.6 euros.
The market for land transactions has also shown activity. Between January and March, 218 purchase and sale operations were registered in the Canary Islands, a 5.6% decrease from the previous quarter, but a 45.3% increase compared to the first quarter of 2025.
By province, Las Palmas recorded 112 transactions (13.2% less than the previous quarter and 55.6% more year-on-year), while Santa Cruz de Tenerife registered 106 operations (3.6% more than the previous quarter and 35.9% more than a year ago).
