The College of Architects of Málaga has recorded a total of 5,558 approved homes during the first half of 2026, representing a 30.7% increase compared to the same period last year. This figure marks the best data since 2008, before the real estate crisis began.
Completed homes also show strong growth, with 3,252 units finished, a 30.7% increase from a year ago. In this segment, Social Housing (VPO) has a greater presence, with two projects in Málaga capital totaling 565 units.
The dean of the College of Architects of Málaga, Susana Gómez de Lara, has positively assessed the increase in completed VPO, although she notes that their volume remains "insufficient to meet existing demand".
Gómez de Lara highlighted that access to "decent and affordable" housing is one of society's main challenges, requiring "new forms of collaboration between administrations and the private sector".
In the second quarter of 2026, 2,363 homes were approved in Málaga, of which only 25 were VPO (in Marbella). Free-market single-family homes amounted to 580 units, with Mijas (202), Fuengirola (55), and Casares (51) standing out.
Free multi-family homes reached 1,758 units, with Mijas (342), Marbella (328), and Estepona (311) leading the list. Regarding VPO, one development in Marbella was approved, comprising 25 units.
In the second quarter, 2,436 completed homes were recorded, a 20% increase from the same period in 2025. VPO completed five multi-family and one single-family development in Málaga capital, totaling 565 new VPO units.
261 free single-family homes were completed, with Cártama (49) and Campillos (26) among the most active municipalities. Completed free multi-family homes totaled 1,610 units, led by Mijas (301) and Estepona (249).
During the quarter, 127 partial renovation projects were completed, generating 95 new homes, and one energy efficiency intervention on a single-family home.
269 partial renovation projects were authorized, which will allow for the creation of 133 new homes: 10 through interventions in single-family homes and 123 in multi-family buildings.
