Buying a home in Cádiz has never been more expensive. The widespread perception of a drastic rise in real estate prices is confirmed by official data: the cost per square meter in the city has hit an all-time high and has seen eight consecutive months of increases, according to the real estate portal Idealista. This trend aligns with the general rise across Spain, where housing prices have increased by nearly 70% in the last decade.
In the capital of Cádiz, the year-on-year increase has been 7.2%, with a month-on-month rise of 2.1%. In May 2026, the square meter price stood at 3,248 euros, an unprecedented milestone. This price surge significantly hinders access to housing, especially for young people. In Spain, 85.5% of those under 30 still live with their parents, and 87% of young people who move out share flats due to high rental costs and job insecurity.
The profile of a home buyer in Cádiz is a 50-year-old individual, who will likely pay off their mortgage until they are 75, given the average term of 25.17 years in Andalusia. Forecasts from BBVA Research suggest this upward trend will continue, with estimates of 10.2% growth for 2026, although a subsequent moderation is expected.
Prices vary considerably by neighborhood. Areas near the beach, such as Cortadura and the promenade (beaches of Santa María del Mar and La Victoria), record the highest values, exceeding 4,000 euros per square meter. In contrast, the city center, in neighborhoods like El Pópulo and Canalejas, shows lower prices (2,866 euros/m²), partly due to the deteriorated state of some properties requiring significant renovations.
Cádiz ranks among the most expensive cities in Andalusia for home purchases, surpassed only by Málaga. The average price per square meter in the autonomous community stands at 2,919 euros, also at a historic high. In Cádiz, it is 3,248 euros, while in Seville it is 2,825 euros, and in Jaén, the most affordable, it is 1,385 euros.
The supply of free housing for sale in Cádiz shows significant inflation: individuals offer their properties at prices nearly 30% higher than those of completed transactions. According to data from the General Council of Notaries, 1,352 property sales were made in 2025 with an average price of 237,709 euros, while listings on Idealista exceed 3,109 euros/m².
In the province of Cádiz, the average price per square meter is 2,340 euros. Coastal tourist towns like Zahara de los Atunes (4,382 €/m²) and Sotogrande (3,789 €/m²) lead the prices, while inland areas, such as Alcalá de los Gazules (979 €/m²) or Algodonales (837 €/m²), have considerably lower values.
