According to data published by the National Institute of Statistics (INE), the province of Almería recorded a 3.8% increase in residential rental prices in 2024. This percentage exceeds the national average, which stood at 3.5%, and aligns it with the general upward trend in Andalusia.
Within the autonomous community, Almería was positioned as the third province with the highest growth in rental prices. It was only surpassed by Málaga, which led the increase with 4.9%, and Granada, with 4%. Other Andalusian provinces such as Seville (3.4%), Cádiz (3%), Huelva (2.9%), Jaén (2.6%), and Córdoba (2.4%) also experienced increases, albeit to a lesser extent.
The evolution of the rental market in Andalusia, with a 3.8% increase, surpassed the state average. The Andalusian community was the third autonomous region where prices rose the most, only behind the Valencian Community (5%) and the Balearic Islands (4%).
The INE report also highlights that the greatest market pressures are concentrated in specific capitals and tourist areas. Málaga was the second Spanish municipality with the largest increase in rental prices in 2024, with a rebound of 5.2%, only behind Valencia (5.9%). Since 2015, Málaga has accumulated an increase of 32.7%, while Granada registers 23.9%, Huelva 22.5%, and Seville 22.1%.
The data reveals a significant difference between new and existing rental contracts. In Andalusia, new contracts increased by 8.5% in 2024, in contrast to the 2.9% for contracts in force before that year. Nationally, the trend was similar, with an 8.8% rise in new contracts compared to 2.8% in previous ones. By type of housing, the rent for collective housing in Andalusia rose by 3.9%, while single-family homes saw a 3.1% increase.
